Tesla is expanding its footprint in Fremont once again, securing significant new research and development space tied to its Optimus humanoid robot program.
According to the Silicon Valley Business Journal, Tesla has signed a 10-year lease for approximately 267,000 square feet at 49000 Milmont Drive, just a few miles from Tesla’s Fremont factory.


This latest deal builds on Tesla’s growing presence in the area. Earlier this year, the company also secured roughly 108,000 square feet nearby on Research Avenue, bringing its total new leasing activity in Fremont to about 375,000 square feet in 2026 alone.
Altogether, Tesla now has close to 9 million square feet of space in the city.

While Tesla has not publicly detailed how the new facilities will be used, the report says it will be used for Optimus development. During the company’s fourth-quarter earnings call, Musk confirmed plans to transition the Model S and Model X production lines at the Fremont factory to support Optimus production, with an eventual goal of producing up to 1 million robots annually.
The newly leased Milmont Drive property sits on a 14-acre site completed in 2025 and is already being marketed as a long-term investment asset, with Tesla listed as a high-credit tenant. Its proximity to the Fremont factory gives engineers direct access to manufacturing operations, which could streamline the development cycle for Optimus prototypes and future production systems.
